The Kiley Ranch master planned community is located in the Spanish Springs Valley near Sparks, Nevada. The community is bisected by Pyramid Lake Highway and extends the full width of the Spanish Springs Valley.
The Kiley Ranch master planned community includes over 800 acres. When completed, of the 800 plus acres, around 650 will contain community homes, and about 160 acres will be devoted to public buildings, walkways and parks. It will provide approximately 11 million square feet of office space, retail space, and homes.

In northern Nevada, a master planned community has typically meant a variety of homes in a range of prices along with a green belt or park and a club house. Kiley Ranch will be dramatically different. A "truly master planned community" is an integrated community that makes it possible for people to live, work, shop, play and socialize in a local environment.
Kiley Ranch will have three activity centers that focus on providing employment opportunities, commercial retail and public gatherings. The activity centers will be linked to residential neighborhoods by a planned linear park and an elaborate system of bicycle paths and trails. The three activity centers include:
Business Park: The Kiley Ranch Business Park will offer space for corporate offices, to light industrial and cottage industries to mom and pop family businesses and will have all of the same architectural styles and charismatic structures of the rest of Kiley Ranch.
Retail Commercial: The Kiley Ranch Retail Commercial will provide the community with an array of commercial services including national retail stores, grocery markets, restaurants and local shops and boutiques. Strategically located along Pyramid Highway, the Retail Commercial is a visitor's first window into the community and will set the tone for the rest of Kiley Ranch.
Village Center: The Kiley Ranch Village Center will be the focal point of the community and serve as the entertainment hub, offering residents a wonderful community gathering opportunity. The Village Center could include restaurants, coffee houses, bookstores, movie theatres and professional offices which will be situated along a promenade of classic two to three-story buildings fronting a tree-lined main street.
No. One of the Guiding Principles of Kiley Ranch is to promote neighborhood diversity designed to support specific human interests, different lifestyles and life stages. The diversity of housing will create neighborhoods that are distinctive in character and identity.
Kiley Ranch Communities is committed to the environment. We are in the process of turning approximately 200 acres of wetland and the adjacent salt-grass uplands into a Wildlife Wetland Preserve. The intention is to preserve a home for the native flora, fauna and wildlife. We want to contribute to a healthy ecosystem, and to present recreational and educational opportunities about the environment surrounding Kiley Ranch to the members of the Kiley Ranch community. The Wildlife Preserve is a place for quiet enjoyment, a seedbed for ongoing research, and a means to enrich the minds and lives of the Kiley Ranch community.

The residential neighborhoods of Kiley Ranch will evoke the charming and classic neighborhoods of the American past with Craftsman, Farmhouse and Victorian homes with spacious front porches along quiet, landscaped streets. The pedestrian-friendly neighborhoods, with parks and trails, will inspire community interaction and involvement.
Kiley Ranch is committed to the environment and has designated over 100 acres to remain natural, open space. In addition, around 30 acres have been designated for neighborhood parks, including the Linear Park, and approximately 14 acres of pocket parks within single-family residential areas. Total common open space for the Kiley Ranch community will be around 90 acres or approximately 24 percent of the project.
Kiley Ranch will be one of the first developments in northern Nevada to have AT&T’s Project Lightspeed. Residents will benefit from high quality audio-video, video-on-demand, and high speed internet access.
Kiley Ranch is working closely with the city of Sparks to address and mitigate any traffic impacts. But one of the great benefits of our community is that it is self-contained; our building patterns will encourage residents to walk or bike to work instead of using their cars.
