This is the Kiley family's homestead, the place where they lived, worked, and played for so much of their lives. The family is deeply involved in the planning and development of Kiley Ranch, and our every decision is guided by their vision of a master-planned community that delivers on the promise of a richer life. To satisfy that vision we're working with designers and builders who share our values, who believe development can be done responsibly without destroying the things we hold so dear. This is the Kiley's legacy to the people of Sparks and we want to make it one that lasts.
In order to create this unique community, Kiley Ranch has established four Guiding Principles.
Kiley Ranch will minimize the reckless consumption of land associated with traditional, suburban developments. Kiley Ranch has a unique, user-friendly pattern to its development that is more efficient for public service, general access and maintaining infrastructure. The plan will emphasize walking within its borders to the commercial, recreational, and public activities and spaces.
Kiley Ranch will be a truly modern live-work community with perfect balance between commerce and residential living. Kiley Ranch will draw reputable corporations, and new and expanding businesses seeking a prominent, quality business center for development. By providing diverse choices of welcoming neighborhoods, and premier amenities, the quality and character of the development will also attract a wide range of residents, outdoor enthusiasts and potential employees.
Kiley Ranch will organize natural movement between work and play by providing easy, ranch-like paths between the various activity centers. The integration of aesthetically pleasing gathering places with attractive amenities will foster effortless, neighborly interaction within every unique neighborhood.
A New Urbanism/Suburban Eclectic: Kiley Ranch will provide, through its partnership with innovative builders, several unique neighborhoods featuring housing designs to support every interest and lifestyle. The diversity of housing designs within Kiley Ranch will depart from popular “uniform” residential developments and create unique neighborhoods with distinctive character and identity that are in harmony with the land.
Environmentally responsible planning and design includes improving design and construction practices so taht the roads, parks, and buildings we build today will last longer, cost less to maintain and are healthy for employees and residents. It is also about protecting our precious natural resources. Kiley Ranch North aims to be a resource efficient and environmentally sensitive master planned community - unlike any other in Northern Nevada. This will be accomplished through thoughtful and rigorous master planning and strict adherence to low impact and environmental design guidelines.
